
- Second Quarter 2025 Housing Affordability Index for Southwest Florida shows single family home prices steadying.

It’s no secret that a variety of factors have affected the real estate market nationally and, in some cases to a larger degree, Southwest Florida.
From the summit of listing prices in late 2022, both single family homes as well as condos are now leveling off after 10% to 20% net declines due to interest rates, storms, the economy, the Canada erosion and other factors.
In fact, according to Florida Gulf Coast University’s “Southwest Florida Real Estate Report” for April-June this year, the Housing Affordability Index (HAI) showed a mild increase in Lee and Charlotte Counties, with only a 2% decrease in Collier County. That means home prices, while now more affordable, are also stabilizing – great for both buyers and sellers.
The recent interest rate decrease by the Fed helps – if not in big money savings, in the psyche of would-be buyers. Plus, another one or two rate cuts are projected for later this year or early in 2026, with 30-year fixed mortgages sliding to the mid-5% range — also great for buyers and sellers.
In addition, the current oversaturation of the sales market has clearly been affected by the reduction in people moving to Florida. From 2021-2023, more than 750,000 families relocated to the state. In 2024, that number was only 64,000. As the economy improves, interest rates decline and – potentially here – the Governor’s desire to eliminate real estate taxes altogether in 2026 actually comes to fruition, demand is sure to ramp up again.
